Any Builders Here?

Just wonder is any members here are full time builder, and will you know the cost to have a garage and out building (both same size) dementled and remove (but they contain Asbesto ), and also the cost to have a standard size garage rebuilded? will normal builders able to do the job of removing the partly Asbesto garage and out building? (or special company to deal with those?), any advice will be very grateful...thank in advance guys... :) :)

all this just to keep my Lexus safe and clear...hehe

You probably could find a builder who would be prepared to remove the asbestos but it should really be done by a qualified company. I am a plumber by trade but i have seen this done many times, Involves portable showers, full body protection, everything is baged up and disposed of propally. To be honest if it was me i would a few things into account and go from there. Firstly the colour of the asbestos, some asbestos if taken out with care really isnt that dangerous, it only becomes aproblem if it is broken up and all the fibres escape into the air. I believe white is the least dangerous and most common. Secondly the amount, if its only acouple of bag fulls i am sure a local builder would have no problems taking it down, just check he is disposing of it correctly. You dont want the local kiddies playing swords with it down the local fly tipping site. Being in the trade i would say the best and cheapest way to go about this would be to contact some local rubbish removal companies, always in the local papers to come around and remove the garage. This will save on your skips as they usually drive tip up lorries. Then get your builders in to quote when the site is clear.

I think asbestos has to be removed by a certified co as you wont know where/how a general builder is disposing the asbestos, it cant be tipped at a local waste site.

When they do remove it make sure you/family are not around on the day as the particles from asbestos is a killer.

it all depends on what type of asbestos it is

most skip firms will take the waste away for a small reasonable charge

or there will be a designated waste site where you can dispose it for free

depending on where it is and if you want to carry it there yourself

the old garage roof asbestos type as far as i am aware isnt the most dangerous, but precautions must be taken, do not attempt to break it up, allways wear a fine particle mask p3 i think, spray all the asbestos and surrounding areas with a solution of water and pva glue and keep spraying throughout removal, do not try and use your domestic vacuum as this will spread the fibres even further,

and......if in doubt dont do anything

I'm in the building game, i'm a site engineer by profession.

Anyone can remove asbestos, and if it's asbestos sheets as like on your roof, you can take them off relatively easily without breaking them.

Dampen them down with water to stop any dust for your own protection.

They've got to be bagged and disposed of at a licencesd dump, ring your council.

Your builder will be able to do all of this for you, just make sure he doesnt try and pull a fast one, ask him for a breakdown of his costs associated with the removal and disposal of the asbestos.

You dont need the men in white suits with decontamination units ;)

Feel free if you want to ask any specifics. I've dealt with asbestos on quite a few jobs now.

thank for the advices guys, will try get a builder to get this done, from the home survey report, the garage is make of timber and asbestos, and the outbuilding is a block and asbestos with corrugated metal roof, and both needed to be replaced, was hoping to get a builder to take it apart piece by piece, then replace the garage with one of those metal one from Argos (for now, as i have so many other things to do to the house)...

well, that would including materials.

But it depends what it's made of ;)

That would be for a block garage with flat-roof.

The only reason I know is because my dad got some quotes last year!

Hasn't gone ahead with it because of the price, decided to expand instead.

But get a quote from a builder, dont take mine as gospel!

We might just have expensive builders round our way

I had a garage built about 3 or 4 years ago, it was on the side of an existing one but involved deep footings ( 2 metres ) ans had like a two way sloping tiled roof. Unfortunately I employed a cowboy. Didn't realise until after the first few mistakes ( the video would fill half a You've been framed - really ). Anyway by the time I sacked him and got some more competant guys on the job it cost me about £6k all in. Highest quote was £8.5k.

too be true, im not worry too much about the new garage atm, but more of how much it will cost to dismantle the old asbesto garage and outbuilding, just hope it doesnt cost too much...
