The dealer says the AC lines would have to come off, so it's possible the condensation is just falling onto an unfortunate place and if the car doesn't get driven enough then it probably just collects. They might do something about it as it seems to be a one off or at least not a very well reported problem. Please do report back, it's an interesting one to say the least. I have 0 rust on my 170,000 mile IS250. Toyota's tend to be solid! 

thanks, I had heard Toyotas/Lexus were excellent. Not sure how/why condensate would be collecting there. It's just odd. I really hope  they do the right thing. Will update in due course.

Perhaps  there has been a coolant leak that has gone unnoticed and over time that can cause corrosion.

I had a look at my 2012 in the same area as yours, there is some rust but very light surface rust. Nothing like what is visible in the photos that you shared.

Thought I'd update, as I thought, the dealer won't repair the rust, but said they would buy the car back, presumably to sell on to another unsuspecting victim. They know that I've spent £250 having the catlock fitted, annoyingly I also splurged on the rubber over mats. Really disappointed and Lexus UK ain't bovverred either. 

Still pondering what to do as I can't find the same with history (which seems to be meaningless now!) car at the moment. The missus' car is overdue for replacement, I won't be including Lexus in the search criteria because of this experience.: I simply do not expect a modern car, particularly one that's meant to be a premium product, to rust at this age. The underside is even worse, and in the process of replacing a window trim found that the top of the rear door (covered by rubber seal) is also rusting.  

Wishing I'd gone for a Golf now, potentially still could I guess. Hindsight and all that.... harumph.

Thanks for all input and I suggest look carefully at these areas on your cars.
